Level Parking is operators first — we manage real parking assets, and we engineered the platform that runs them, because the tools we were handed didn't cut it.

The operator origin

It started on the lot, not in a pitch deck.

We didn't set out to build software. We set out to run parking well — and the platform is what that demanded.

We managed real lots

We started on the ground — operating Gulf-Coast resort, hospitality, and residential parking. Not advising on it, not selling software for it. Running it, every day.

The tools didn't cut it

Gate arms jammed. Vendors pointed at each other when revenue leaked. The software we were handed was written by people who'd never worked a lot at 2 a.m. So we stopped waiting for better tools.

We built what we needed

Gateless LPR, GuestPay, and the Rate Optimizer all started as a problem on a lot we operate — then became the platform we run every lot on. Built by operators, for operators.

The philosophy

Managed, not automated.

Plenty of parking gets sold as software that “runs itself.” It doesn’t — it just moves the work to you when it breaks. We took the friction out and kept the people in. The platform does the heavy lifting; operators answer for the result.

Drop-in guests and regulars want different things — so we built two doors: GuestPay by plate from a posted sign for a one-time stop, and the Level Parking app for rewards, history, and reservations.
